  1. Only people whose names on the rental agreement are allowed to live there.
  2. this is a local question that needs to be looked at a state and maybe city level. for example....if your lease states that one person (you) can occupy the premises....there is likely a statute that says a person becomes deemed an occupant after x amount of days. once that happens the landlord has remedies and you dont want to go there...you are permitted to have guests but the # of days varies perhaps you should clarify your location and someone from that state or locale can respond with a more accurate response
  3. If they live there. You can afford a live-in but not rent? This does not sound right.
  4. If the baby sister is a minor, then you only need to list a minor as living with you on the rental agreement. You do not need to list her name on the rental agreement, just minor will do. However, if your baby sister is an adult you will probably have to list her as living with you on the lease. This will not hold her to any financial obligations if you qualify for the rent on your own, but will just notify the landlord of how many tenants will be living in the property.
