Where is the most affordable housing in California, that is also a college town?

I am interested in moving to a college town in California, but the cost of housing is very high. I would like to move to a college town because it will offer varied cultural opportunities. I would also like to be in a town that has relatively good climate - but most importantly, affordable housing prices.

2. Fresno It also has the best school FRESNO STATE!!

4. Probably anywhere in the central valley would be the lowest costs for housing... however remember even there it is not cheap!
