We are forclosing our home and We want to live where the housing is cheap to rent?

My wife and I are looking to rent a home. We both work. She is 39 and I am 44. The home we had was a 4 bedroom home with quiet neighbors, But we can't keep up with the payments. Our payments hit us at $5,300 and now we have to forclose. We want to find a quiet place to live and fine a place that will take an out side dog. We are looking to spend up to $1,500.00 to $2,000.00 per month on a home that has large yard for a hot tub. And a home that has a formal living room and a family room with 2.5 bathroom. We prefer a 3-4 bedroom home. We want a single family home. We don't want roomates and an Apartment is out of the question. The home needs to close to Napa State Hospital from 10 miles to 35 miles one way there and one way back to the home, So up to 70 miles per day. The last thing we request is that the home be in middle class neighbor hood. We are hard working couple. We have been married for 7 years, No kids.   1. Good luck finding a rental after a foreclosure, try to find it before you are behind on the mortgage if you can. I don't know where you live since I never heard of Napa State Hospital so can't help find a rental for you. You seem to want a lot for people who don't pay the bills they already have. How do you plan to pay off the foreclosure debt if they sell it for less than you owe?

  4. Try to keep your home, if at all possible. If you can afford $1500 -2000 per month, you probably can afford to stay in your home. A chapter 13 bankruptcy will prevent foreclosure and give you time to repay your mortgage. A foreclosure on your credit report is much worse than a ch 13 bankruptcy. Contact a lawyer and your local housing agency for help, most of the time the mortgage company will work out a payment plan. I did the same thing, and they worked out a payment plan with me, with the help of a community housing agency. Dont lose your home if you dont have to. Good luck.
  5. one option for you could be a short sale. It sounds better than a foreclosure and I think there is no negative impact to your credit . from what I've heard of it it sounds like a good option instead of forclosure. my brother is in the same situation.
  6. Why did you take a home loan where the payments would balloon to $5300/month when you knew you could only afford $2000? The area surrounding Napa State is quite nice, I happen to know people that work there. Stop reading now if you don't want to hear what I have to say because you are not going to like it! You sure seem to have a lot of rental demands for being a deadbeat. You are probably one of those people that wants to blame others while crying you were "mislead" or you didn't understand. The truth is that you are just plain deadbeats, that don't pay your bills and you want something for nothing. I can tell by the tone of your "question" that you still don't get it. YOU DON'T DO THE "FORCLOSING" (foreclosing for the educated) the bank does! It's not supposed to be an option, it's supposed to be a bad thing that happens when you don't pay your bills. You are using the term completely inappropriately and it's bugging me! How does this sound? I decided that paying rent is too expensive so I decided to get cancer so I can stay in the hospital. Doesn't that sound idiotic? Cancer is bad, you don't choose it. Foreclosure is bad, you don't do it, it's done to you! I own 17 properties and I would NEVER rent to anyone that had a foreclosure.Why? Because people work their butts off for a chance at the American dream. I would trust someone that had a million dollars in unpaid medical bills and a 351 credit score with my house before I would trust a careless person like you that squandered away an opportunity so frivolously. If you don't care about your house and you won't pay the bills to save it, why would you pay for mine? I would not let you sniff my hot tub! Worry about basic shelter and drop the arrogant demands. You don't pay your bills, you don't need a hot tub! Good luck on that rental in Napa. Start licking a few windows and maybe you can get a free room at Napa State and you will be completely rent free! Anyone that works at Napa State will totally understand what that means. Unless of course you are a patient there, which actually would make a lot of sense and explain the stupidity of this question!   7. I can't believe you: YOU DO NOT FORCLOSE YOUR HOME. The bank does it to YOU! It's a BAD thing! What were you thinking of when you signed on for a ballon payment of $5,300? Not only would I not rent to you, but do you really think I would find one for you? I'd never see the $500 just like the bank has not seen it's money. Please read the Dr.'s answer again.
