Where is the best place to find a quality tenant?

I've been in property management for years, but have worked in the big companies that placed ads in the apartment guides or they had their own property. I've ventured on my own and purchased a two family. Where is a good place to find a tenant, and what are some heads up you can offer to a new investor? I've got the background, but it's different when it's yours!! Where can I get a lease, and application too? Thanks!!

  1. You can get an application or lease agreement at your local real estate office. (I work at one and I have no problem giving one out.) There's a site or service that will provide you with landlords with names who have filed because of default in payment. You can probably google this service. There is a fee but it would be worth it.
  2. For the lease, don't use any of the standard forms you find at the store. You need a lease that is tailored to your locality. The reason for this is because so many municipalities have specific laws for their area. The best place for a lease is a local landlord association. They can probably help with the application also.   3. Be willing to allow dogs. You would be surprised at how many great people are discriminated against for having dogs......
