Any tips on doing well in apartment rentals?

i just started last week. i've shown 4 apartment total but no luck. when my clients are lingering at the apt. i found nothing to talk about. any tips on this problem or any other tips would be great.

1. Do as you would with your own home when you have guest. Walk them through announcing the rooms, closets, etc. Then let them knwo about utilities and appliances. How the nieghboorhood is and the other tenants. Then walk towards the door and wait for them to finish their own tour. usually this is the time that if they are a couple, they will talk to each other. Not much more than that except let them know the fees...like deposits....first and last rent if any. Just make sure to be well dress , friendly, smile and nod plenty :) you have to give out good vibes too. If you are the manager, then also let them know how you always jump on any problem and have it fixed as soon as possible so that they know they can trust if anything goes wrong :) Good luck!
