Approximately how much do apartment locators get paid by apartment management to bring and sign-up renters?

Interested in US numbers, preferably Dallas, Texas Prefer US numbers; For example: 10% of first month's rent or 80% of first month's rent.

  1. You need a real estate brokers license to legally do this. And if you passed the brokers test you would not be having to ask this.
  2. My husband works for an apartment locator service called "PROMOVE" and they actually have offices in Dallas, Texas. Their company wasn't doing all that well out there because of the fact that they were having trouble with state regulations having stricter requirements on their locators being licensed. The company is stationed out of ATL and there are no licensing requirements for locators here. The business model is set up as a specific contract per apartment. Each complex agrees to pay PROMOVE a certain percentage of the first months rent and the company shares this with the locator. Sometimes the complexes offer bonuses and such. Basically, each apartment complex pays differently. My husband makes between 3-5k per month before taxes. If you are looking to 'start up' a locator service as opposed to working for one, then you are going to have to go through licensing requirements.
  3. It depends on the location and the property. Usually the fee ranges from half month rent to a full months rent. Some Internet Listings Service fees like apartmentsearch.com, rent.com, and mynewplace.com are about $300 per referral. The cool thing is that some, like http://www.apartmentsearch.com give you up to $200 of that back if you mention them as a referral when you rent your apartment.
