If I use a resource like criags list or rent.com to find an appt. in queens NY - do I have to pay a broker fee

If so, why? This is not the case in NJ. isnt it the responsability of the owner of the property to pay the broker, and not the person who will rent?

  1. The renters often have to pay an application fee. Perfectly legal. Neother of those sites have any bearing and brokers use both.
  2. You don't have to pay for using online resources, but the apartment leasing managers can charge you an application fee. It's not a broker fee. Here's a tip: Rent.com is having a promotion right now. If you sign a lease with an apartment complex that is listed on rent.com, rent.com will send you a $100 rebate cash card if you fill out their form online afterward.
  3. It depends the on the listing agreement b/w the landlord and the agency. Typically the buyers the either 1 moth rent or 12% of the yearly rent as a commission. The only way not commission is to deal directly with the landlord. Also, check out the NY Post.
