What questions should I ask when looking for an apartment?

I am a grad student who's entering school this spring. I am looking for a one bedroom apartment to move into. I found one that's available for a takeover at a reasonable rate. But I am not sure what kind of questions to ask the previous renter who's getting ready to move out. Is there any apartment search etiquette that I should know about? I am new to this, so any tips would be greatly appreciated! Thanks!

  1. It is always best to find out what the utility bills are going to be you that you can plan for them. (you can also contact the companies themselves for the info if the current renter doesn't have the info handy).
  2. You should feel comfortable to ask just about any question that is pertinent to staying at the apartment. Things that often get overlooked are * Infrastructure soundness (stove, fridge, dishwasher, washer & dryer if their is one, toilets) * infrastructure damage (water, insects, mice / rodents) * past histroy of problems with the landlord if you are speaking with the past tenent * responsiveness of the landlord * reasonableness of the landlord (are they going to get upset if you are a day late) * Interest arrangements on any deposits * what are you responsible for and what aren't you responsible for (i.e. if its not in the lease contract its not worth the paper its not printed on --- if in doubt - get it in writing) * What are the other tenents like * rights to sub-lease if you need to move out for any reason * insurance requirements both on your part and that of the landlord Essentially you want to break your questions down into 3 categories * People and relationship issues * Structural issues * Legal and contract obligations
