How much will the estate agents take when I rent an apartment?

I need to find an apartment to rent in Bournemouth, Dorset, England. How much is an estate agent going take from me in commission? The apartments I am looking to rent are around 600-650 pounds a month. Thank you for your help!

  1. The estate agent will not take a commission from you. They get their fees from the landlord/owner of the property. You pay the rent stated either direct to the estate agent or Landlord, and no more. Then all bills associated with the property will be put into your name and will be your responsibility.
  2. The commission is charged to the landlord as their client. Do however read all small print as you could be charged for the agreement, the inventory, extending your lease and to 'check out' when you leave, this includes another inventory check before any deposit is released. Some Landlords will do this themselves, if they do, you have no back up when it comes to any claims.
  3. above answers are right, however they may charge other fees, such as a finders fee, martins in b'mth are pretty fair, as are goadsby, my p-ersonal opinion of roberts.... steer clear.
  4. Hi Elizabeth. The agent should not charge you any commission at all. It is the landlord that pays them for finding you and setting up the tenancy agreement. You should be asked for a deposit of around a months rent and maybe a month up front but not much else. If they do want you to pay anything else, i would question it.
