renter wants to sue me for slander for apartment review?

i lease an apartment in MI and am very unhappy with the facility. i posted a review on an apartment review website. nothing i said in the review is false all information disclosed is true but negative for the complex. the owner called me and says he will sue me for slander(libel). he also said many rude and probably unlawful things on the phone with me. and about possibly evicting me for this can he sue or evict me from the complex?

Public Comments

  1. It isn't slander if it is true.
  2. Well, he can, but we don't know what he said, or what you said or why you said it. If you are unhappy, it doesn't mean the apartment is at fault. You might give us a few more reasons why this is happening. Get your lease ready and read it thoroughly. You might be better off not making negative statements about your "home" as long as you want to live in it. Do you have proof of the rude and "unlawful" things he said to you?
  3. As long as you take pictures of everything that makes what you said true then you will have evidence if he is dumb enough to go through with suing you. As far as evicting you, unless you have a contract either party can terminate your rental agreement at any time for any reason.
  4. He can sue, but if what you said is true, he can't win the suit. (You might want to consider stating on that website that the manager wants to sue and evict me because of your comments) Whether he can evict you or not depends on the terms of the lease.
  5. ABSOLUTELY NOT! The most he can do is not renew your lease but it sounds like you wouldn't want to anyway! He can not sue you or evict you as long as you simply spoke the truth! Make sure that you have whatever will back up Your words. As far as eviction, you can't be evicted for your HONEST words but I think you should watch your back for him to blame something on you or some such game so he can evict you!
  6. Unless it says on your rental lease "tenant may be vacated for slander/libel" no he can't evict you for it. Also, slander a.k.a. "libel", has to be negative in nature and untrue, so again, no he cannot sue you. Apartment listing websites like you mentioned are simply one way to praise/demean the management or quality of life in that complex....it is your opinion and you have the liberty to express it.
  7. I agree that he can try, but he won't win if you're telling the truth. Depends on the terms of the lease whether or not her can evict you though.
  8. He can sue, but he can't win. You have your freedom of speech.
  9. As others stated... you are completely fine. However, You will get screwed at the end of your lease. This owner WILL NOT be returning to you any security deposit of yours that you might have paid up front. He/ She will make you sue him to get the money back, which you probably won't find very easy or cheap. Consider not paying the full rent the final 2 months of your lease, so that you do not need to count on his honesty to get your security deposit back. Just make sure you leave the apartment, clean, empty, and with only small picture hanging type holes in the wall. take pictures of how clean and not damaged you left the apartment at the end of your lease. Good luck.
  10. no...you're fine. the guy is an idiot.
