Where can you find affordable housing in los angeles?

We are a family of four (two small children) looking to potentially buy a home in the LA area -- preferably near Glendale. Is there any place that offers affordable housing, good schools with little commute? Any and all ideas are welcome.

  1. Well thats all subjective to what your idea is of affordable. I personally don't think anything safe in the LA Metro area is affordable. Unless you make like 250K a year. Thats up to you however, and what you define as affordable. Also I don't know what you mean by little commute-- that depends on where you are commuting to, which you don't mention. Glendale is convenient to downtown LA but its a long haul to Irvine.
  2. Glendale. If you can't afford Glendale, you can't really afford any area around LA with decent public schools, because they tend to be more expensive than Glendale. Glendale has mostly good public schools, but not 100% are good like in areas such as South Pasadena, San Marino, La Canada-Flintridge, so be sure to check into the schools before buying. It's really tough to find a decent modest single family home in a nice area for less than $600,000. You might be able to find something around 1000 sq ft or less for about $400,000 in Glendale. It likely won't be in the best neighborhood, so check out the schools carefully. Burbank has mostly good schools, and the prices are similar to Glendale. Condos will be less expensive. Pasadena schools are mixed, so about 30% of area kids attend private school, at a cost of about $6,000 to $21,000 for a good K - 8, and $13,000 to $30,000 yearly tuition & books for a good high school. It would be tough to find a nice home in a good area of Pasadena for less than $600,000. Any LA area near Glendale has LAUSD schools and generally LAUSD schools aren't very good unless one lives in a wealthy neighborhood. Eagle Rock (LA 90041) has some good schools, and some nice neighborhoods, but you'll have to check carefully as some of Eagle Rock is kind of rough, and for a comparable home and neighborhood, it will cost you about the same as Glendale.   3. What do you call "affordable" housing for a 2 or 3-bedroom house? Check Craigslist in the Los Angeles areas and see what you find.
